Carrier Split-System Air Conditioner

A split system separates the outdoor condensing unit from an indoor evaporator coil and air handler, connected by refrigerant lines. It suits buildings where roof mounting is impractical or where indoor air handling is already ducted.

Service interval: Annual coil and drain service; filters far more often Commercial HVAC

How this equipment fouls

The outdoor coil collects airborne debris at ground or wall level, where it also catches grass clippings, road dust and snow spray. The indoor coil accumulates the dust that passes the filter, and the drain pan below it grows biofilm because it is permanently damp during cooling.

Common failures

  • Outdoor condenser coil matted with debris, reducing heat rejection
  • Indoor evaporator coil fouled, cutting capacity and causing icing
  • Condensate drain blocked by biofilm, producing overflow and water damage
  • Blower wheel loaded with dust, sharply reducing delivered airflow
  • Line-set insulation degraded, wasting capacity and causing condensation

Maintenance that prevents them

  • Clean the outdoor coil annually and keep a clear air path around it
  • Service filters on a schedule matched to occupancy and dust load
  • Flush the condensate pan and drain, and confirm the trap is holding
  • Clean the blower wheel when airflow drops rather than only on failure

Operating in Montreal & Quebec

Outdoor units on the ground in Montreal are exposed to snow load and plough spray. Keeping the clearance zone open through winter prevents ice packing into the coil.
