LG PTAC Unit
A packaged terminal air conditioner is a self-contained through-the-wall unit serving a single room, standard in hotels, motels, seniors' residences and some apartment buildings. Each unit contains its own compressor, coils, blower and controls.
How this equipment fouls
PTACs pull room air across a coarse filter, so lint, dust, hair and — in hospitality — a great deal of textile fibre reach the coil and blower. The outdoor half of the sleeve collects wind-driven debris. Guest complaints about smell or noise are usually the first symptom.

- Indoor coil and filter blocked with lint, cutting capacity and raising noise
- Condensate drain path blocked, causing water inside the room or the sleeve
- Blower wheel fouled, producing airflow complaints and vibration
- Outdoor coil face packed with debris through the wall sleeve
- Biofilm in the pan producing odour complaints from guests
Maintenance that prevents them
- Clean coils, blower and pan on a room-rotation schedule
- Service filters between guest cycles where practical
- Clear the sleeve drain path and check it falls to outside
- Confirm the outdoor face is not blocked by exterior fixtures or planting
