Mitsubishi Electric Fan Coil Unit
A fan coil unit passes room air over a coil fed with hot or chilled water from central plant. It is standard in hotels, condominium towers and older office buildings, often concealed above a ceiling or inside a cabinet.
How this equipment fouls
Fan coils typically use a thin filter and sit inside the occupied space, so coil faces load with lint and dust. Concealed installations are frequently neglected for years simply because nobody opens the ceiling until there is a complaint or a leak.
Common failures
- Coil face blocked with lint and dust, reducing both heating and cooling output
- Condensate pan blocked or corroded, causing ceiling staining and leaks
- Blower wheel fouled, reducing airflow and increasing noise
- Filters missing entirely or long past service life
- Valve or actuator faults misread as a dirty-coil problem
Maintenance that prevents them
- Annual coil and pan cleaning, with access panels confirmed beforehand
- Regular filter replacement matched to the building's dust load
- Pan and drain treatment to control biofilm
- Verify the pan drains fully after cleaning
Operating in Montreal & Quebec
Montreal condominium towers rely heavily on fan coils, and syndicate-coordinated group cleaning across many units is far cheaper per unit than individual call-outs. Concealed ceiling installations are the ones most often neglected, because nobody opens the ceiling until a tenant reports a stain or a smell. Coordinating access through the syndicate in a single planned visit avoids the cost of repeated individual call-outs and the disruption of unplanned ceiling work.
What Climeo does on this equipment. Climeo cleans accessible fan coil coils, blowers and pans. Building access and unit isolation are coordinated with the property manager in advance. Water-side valve and actuator work is licensed.
